Welcome back to our great town of Wilmington NC.  Round two for Stephen Kings Under The Dome.  Pre-production will start in January with actually filming to start in March 2014.

Wilmington NC also welcomes back Bolden. Filmed in the area in 2007 the production team comes back to the area for additional re-shoots.  Based on Jazz legend Buddy Bolden.

Sleepy Hallow just wrapped up filming in Wilmington on December 22, 2013.  Look for the first episode on January 13, followed by a 2 episode night on January 20, 2014.  Looking forward to having the production team back in town for more episodes.

The Remaining came back to town to film additional scenes for the film they shot last February.

Revolution – moved it’s production to Texas, but hopefully will be returning to shoot additional scenes.

The Squeeze recently wrapped production.

Christmas in Conway – aired on Hallmark Channel Dec. 1 and will continue to have reruns.  Available on Hallmark.com

‘The Conjuring’ – released in October, now available on DVD and Blue Ray

Safe Haven has brought many a fan to Southport to see where the movie was filmed.

HOME SEARCH 101: Tips For Locating The Right Schools

When it comes time to buy your next home, your decision will be based on dozens of criteria. If you’re like many home buyers, good schools will be at the very top of your list. Even buyers without children are often concerned about the quality of schools. They know property values often reflect the reputation of local schools-both public and private-and that a home near good schools may be easier to sell later on.

Plan Ahead

It pays to look at schools early in the house-hunting process so you can narrow your focus to particular neighborhoods. Consider the following approaches and available resources for determining whether a school or school district is right for you and your children.

Define Your Idea Of “Good”

{short description of image}The first step is taking an honest look at your child’s educational needs. Is he or she average, exceptional, or is there a learning disability to consider? What are the student’s interests and natural abilities? Cerebral? Artistic? Athletic? It won’t matter that a school is tops in math and science if your child’s educational focus is in language and fine arts. Identifying your child’s individual needs will help determine the types of programs and educational approaches you’re looking for in a school.

Get An Overview

You can tap the resources of several organizations to find out what schools are available in a particular area and how they rank compared with others in the system, the state and the nation. (See the side bar for details.)Take a look at the programs that would most interest or benefit your children. Is the local public school strong in those areas? If not, there may be good private-school alternatives in the vicinity.

Keep in mind that what you see on paper may not provide a complete picture of the school, its resources and the capabilities of its educational staff.

Identify The District

It’s easy to find out what public school district a house is in-the information is nearly always included in the MLS listing, available through your Realtor. Note, however, that school boards frequently re-draw districts. To help ensure a home is likely to remain in a particular district, you may want to find out how close it is to district lines-being central to a district increases your chances of staying there. Contact the local board of education to obtain a district map.

Also ask the local board for any information available about the school system, special programs, etc. Many boards will provide you with standardized test scores, often broken down for each school and subject area. Private schools often provide test-score information and college-placement statistics as well.

See For Yourself

Make plans to visit the schools you are interested in. Schedule appointments with the principal and some of the teachers in your child’s grade. Inquire about school policies and procedures. Discuss your child’s strengths and weaknesses, asking how the school would handle them.

Interview The Neighbors

Perhaps the best way to investigate a school is to talk with parents whose children attend. Visit neighbors in the area and ask them to be candid about what they like and dislike about local schools.

Tips On What To Do IF Your Home Isn’t Selling | Wilmington NC real estate

What to do if your home isn’t selling……

  Whether you’re in a bone-dry market or a sizzling selling season, if you haven’t received any offers on your home you’re probably facing the question of what to do.  A house that goes too long without selling begins to appear “stale” and can actually damage your future chances of a sale.

In Wilmington NC, how long is too long? It’s not an exact science, but there are some helpful indicators. In a dry market, a sales period of six months to one year isn’t unusual. Look at recent sales reports of similar homes nearby to determine a reasonable selling interval. In a hot seller’s market, a house that hasn’t sold within one month indicates a problem. In either case, there are several steps you can take before putting up the white flag.

Tips to improve your selling karma

  • Videotape your house, inside and out, and watch the tape as if you were a prospective buyer. Is the lawn weedy or the garden bare? Is your home uncluttered and spotlessly scrubbed? Sparkling-clean houses sell faster than those that look too lived-in or show an abundance of the owner’s personality.
  • Take a second look at your listing price. Visit open houses in your neighborhood. Are similar homes priced lower? Selling prices may have dropped since your first comparative market analysis. If you haven’t sold your home within one month, chances are good that you’ve overpriced it. If you do lower your asking price, consider a figure slightly below those of other comparable homes if you are interested in a speedy sale.
  • Do whatever it takes to be away from your home during showings and open houses. The presence of sellers makes it difficult for prospective buyers to take their time or talk openly with their partner and agent. Leave some treats out to make potential buyers more comfortable: beverages, nuts, cookies — anything that won’t lose freshness or be too messy.
  • Pay close attention to feedback from showings. The feedback can guide you in making home repairs, toning down your décor, making landscaping improvements and the like.
  • You can offer perks to buyers, such as a cash bonus, closing costs or buy down the interest rate to lower monthly payments. You could also consider creative owner financing.
  • Neutralize your color scheme. Most buyers prefer pale, neutral colors that make it easier to imagine a new home as their own. Houses with white exteriors are the highest sellers; for interiors, try whites, off-whites or pale grays.
  • Expose hardwood floors and buff them until they shine. It’s amazing how many buyers will not even look at a house without hardwood floors.
  • If you have dogs, cats, old carpeting, mildew or smoke problems chances are that a potential buyer may be offended by the odor. Ventilate the home and invest in an air-cleaning and deodorizing product to remove odors. Another option is a cleaning product with living enzymes that consume the odor causing agents and remove the smell permanently.
  • Staging your home is one of the very best ways to sell your home the quickest and for top dollar. Staging sets the scene throughout the home to create immediate buyer interest in the property. The way you live in your home and the way you sell your house are two different things. One idea is to pack up several large pieces of furniture and as much clutter in each room as possible. Don’t just shift to another room or garage- rent storage space and get it out of the house before showing.
  • Pay attention to lighting. Make sure light sources are clean. Cleaning them isn’t enjoyable, but the sparkling lighting will pay off. You may even increase the brightness factor of your rooms by adding brighter bulbs, or by placing accent lamps or cabinet lighting. Be sure and pull back the curtains and lift the blinds. For the best effect, use a balance of natural, overhead, and table or floor lighting
  • Try readjusting your sights. Determine the lowest price you find acceptable, and consider anything more as icing on the cake. In a longstanding dry market you may even have to sell at a loss, so it’s important to take every offer seriously. You don’t want to alienate a potential buyer who has solid financing because you’ve set your sights unrealistically high.
  • If the market is underwater, consider offering an increased commission or a bonus for your listing agent as extra incentive. If you do sweeten the pot for your agent, amend your listing contract to reflect the change, and be sure it’s added to the Multiple Listing Service (MLS)  — buyer agents will also be inspired to give your house extra attention.

The recently released National Association of REALTORS Profile of Home Buyers and Sellers 2013 yielded a variety of interesting facts.

When polling consumers about their home-selling experience, the NAR learned that:

• Almost half of home sellers traded up to a larger size and higher priced home and 59 percent purchased a newer home.

• The typical seller lived in their home for nine years. The median tenure has increased in recent years. In 2007, the typical tenure in home was only six years.

• Eighty-eight percent of sellers were assisted by a real estate agent when selling their home.  Read more here….

 4 ounces lump crabmeat
1/2 stick celery, finely chopped
2 tablespoons mascarpone cheese, at room temperature
1 tablespoon mayonnaise
1 tablespoon sour cream
1 tablespoon Dijon mustard
1 tablespoon fresh lemon juice
3 tablespoons chopped fresh chives
Salt and freshly ground black pepper
6 hard boiled eggs, peeled, halved, and yolks removed


In a medium mixing bowl combine the crabmeat, celery, mascarpone cheese, mayonnaise, sour cream, Dijon mustard, lemon juice, and chives. Season, to taste, with salt and pepper. Spoon the crab mixture into the egg halves.

Transfer the filled eggs to a platter and serve.

1. Beautiful Beaches and Waterways

Wilmington NC is situated on the southeast coast of NC and is bordered on the east by the Atlantic Ocean and the west by the Cape Fear River. The beauty and charm of Wilmington and the surrounding beaches equal or surpass any on the east coast. The many pristine beaches that we have to enjoy such as Wrightsville Beach, Carolina Beach, Kure Beach, Topsail Beach, Oak Island and Ocean Isle Beach are sure to captivate your heart.


2. Boating

The area’s many miles of coastline, rivers and sounds offer a variety of  watersports, boating activities, and quite a few harbors, marinas, and yacht clubs.

3. Fishing

Being located within minutes of one of the most protected inlets on the east coast, Wilmington offers bountiful fishing opportunities within minutes. Masonboro Inlet is located between the Southern tip of Wrightsville Beach and Masonboro Island. Also, the many creeks and bays located off banks channel and the waterways are a fisherman’s dream. You will see them fishing for drum, trout, and  flounder in the fall of the year.

3. Masonboro Island


Masonboro Island is an 8 mile long uninhabited island on the southern North Carolina coast between Wrightsville Beach and Carolina Beach and is part of the National Estuarine Research Reserve. Masonboro Island, only accessible by boat, is enjoyed by campers, surfers, anglers, and bird-watchers alike. The reserve consists of about 5000 acres, which about 4400 acres are tidal marsh and mud flats. The most northern end at Masonboro Inlet is the most popular area with its sandy beaches and protected waters. Any summer weekend you will see many boaters and campers prepared for a few days on the beach with tents, grills and water toys in tow.

4. Historic Downtown Wilmington NC

Wilmington is blessed with a beautiful and extensive historic district with magnificent and stately oaks, azaleas and oleanders. 230 blocks of downtown are on the The National Register of Historic Districts. The city embraces a lot of history and is fortunate that so much has been preserved.

5. Wilmington NC Real Estate

I cannot speak highly enough about the real estate offered in and around Wilmington NC, from the River to the Sea! Wilmington offers many affordable neighborhoods such as Whitney Pines to move up neighborhoods like Covil Estates with amenities, to luxury gated communities such as Landfall, or golf course neighborhoods like Porters Neck, and waterfront neighborhoods with marinas and boatslips such as Turtle Hall or Shinn Point . 8. USS Battleship NC

For all the history or military buffs, the USS Battleship NC is located just across the Cape Fear River from downtown Wilmington. You can tour the ship, take a history lesson, visit the museum or the ship’s store.

9. Wilmington NC Attractions

You will certainly never be bored with all the attractions to our area including the Zoo, numerous Museums, Cape Fear Riverboats, Airlie Gardens, Poplar Grove Plantation, Art galleries, live music and performing arts.

Wilmington is known for its many churches and their unique architecture. You will find one on almost every corner from any denomination you prefer.

11. Bald Head Island

Escape to the tropics! That is exactly how a visit to Bald Head Island will make you feel. Bald Head is located right off the Cape Fear River across from Southport, NC and only accessible by ferry or boat. The island is only traveled by golf cart and offers some of the most beautiful beaches and creeks around.

12. Figure Eight Island

Figure Eight Island, NC is located just north of Wrightsville Beach, NC . It is a private island, only accessible by a swing-bridge with a gatehouse and is bordered by the Intracoastal Waterway and the Atlantic Ocean. The island consists of 1300 acres and approximately 441 homes.  Figure Eight Island today is a beautiful coastal community offering the ultimate in privacy and security and just minutes from the conveniences of Wilmington and Wrightsville Beach, NC.

13. Thalian Hall Theater

Thalian Hall in Wilmington NC celebrated its grand opening October 12, 1858! 85 performances were presented that first year.  At the time, it was the largest Theater South of Richmond, Va. Thalian Hall was known by many names in its early days such as “The Wilmington Theater”, “The Opera House” and “The Academy of Music”. Thalian Hall today looks largely the same as it did in 1858, with its rambling ornate architecture.

14. Fort Fisher Aquarium

The NC Aquarium at Fort Fisher not only displays an assortment of waterlife, but also focuses on conservation of aquatic environments. The Aquarium is open to the public and is available for private events.

15. Warm Climate

The mild climate of the Cape fear region is a big bonus for residents and visitors alike. Golfing, watersports and a multitude of outdoor activities can be enjoyed year round. However, there are four seasons and their transitions are usually spectacular.

16. Southern Hospitality

You will always be in amazement of the southern culture and hospitality of the Southeast region of North Carolina. It is commonplace for southerners to stop on the street and ask you “how you are doing”. And, the courtesy of drivers will pleasantly surprise you.

The schools in New Hanover county are some of the best in the country. The recent ABC scores and AYP results are indicative of our excellent schools.

20. UNCW Wilmington NC

UNCW has been named numerous times “Best in the Southeast” by the Princeton review and one of the top three ‘Best Values” by Kiplinger’s rankings. Wilmington College opened its doors in 1947 and was granted 4 year status in 1963 after moving to its present location on College Rd.  UNCW presently enrolls nearly 12000 students.

21. Museums

Wilmington, NC is blessed with many museums such as the Cape Fear Museum, Cameron Art Museum, Wilmington’s Children’s Museum, Wilmington Railroad Museum and many more.

22. Nightlife

When the sun goes down in Wilmington, the downtown area lights up with neighborhood bars, pubs and restaurants. Not to mention the many restaurants and the like that have opened at Mayfaire Town center near Wrightsville Beach.

23. Events

The Cape Fear region is rich in happenings around the area. You can choose from annual fishing tournaments, crafts shows, festivals like the Azalea Festival, Jazz Festival or Riverfest and at Christmas, the Holiday flotilla.

24. Film Industry

Wilmington or “Hollywood East” has hosted the production of more than 400 movies, miniseries and TV movies. In fact, more revenue has been generated from Wilmington NC productions than any other US city except Los Angeles and New York. Just to name a few One Tree Hill is filmed here, Sleeping With the Enemy, Divine Secrets of Ya Ya Sisterhood and Forest Gump.

25. Airlie Gardens

Gardens by the sea best describes the lush formal gardens, lakes and magnificent oaks draped with Spanish moss. Airlie Gardens is home to the Azalea Festival garden party with its collection of over 100,000 azaleas. Airlie is also a popular setting for weddings, Airlie concerts, Oyster roasts, and enchanted Airlie during Christmas starting in November.
