Some sellers are increasing the commission to above 8% with a higher split being paid to the selling agent. My policy has always been to let the seller make the decision as to exactly what the commission rate will be whether it is 6,7,8 or even 10% for selling Wilmington NC real estate. If you want more agents to show your home with all the inventory to choose from, then you need to increase the incentive. In addition, with the higher rate, sellers may get perks such as featured listing exposure on Realtor.com and/or Cruise for Two and an “advertising blitz”.

Homes Sold First Quarter

As the end of the first quarter comes nearly to an end, I thought it would be interesting to share the market statistics of homes sold in the Wilmington Metro area for year to date 2009. As you can tell by looking at these numbers, the most active price range remains in the $150,000 to $300,000 price point.

We are seeing a definite increase in activity and contracts written these days. With Spring upon us, we expect the trend to continue.

Positive Signs for Wilmington NC Real Estate Market

With all the negative news everywhere you go these days, it is pleasant to hear some positive signs of our real estate market in Wilmington NC improving. We are seeing those signs everyday. Contracts signed or pending sales are increasing  and our market activity in general is very positive. In addition, real estate searches online have increased tremendously. That is always a good sign. Most buyers start their search for a home online, but usually a few months in advance.

Another major factor in our local real estate market is population growth. Wilmington NC remains attractive for new residents whether it be families with children or retirees such as the halfbacks.  Wilmington’s growth rate July 2007 through July 2008 was 2.4%, above the entire state’s growth of 1.99%.
