Why should sellers get their home pre-inspected?

In today’s world of buyers it is more important than ever, for sellers to have a complete home inspection before listing their home for sale. Buyers are comparing your home to a multitude of all brand new or pristine existing homes in a marketplace where they may have 100’s to choose from. So obviously, the homes that have been pre-inspected sends a message to the buyer that this seller is serious and he takes pride in his home.

Advantages of having your home pre-inspected

•    Homes sell quicker that have been pre-inspected
•    You will generally net more money
•    The seller saves money on repairs by taking time to get estimates and hiring a contractor that is reasonable
•    Homeowners may choose to make the repairs, adjust the price or give a credit.
•    The seller’s negotiating leverage is increased
•    Don’t risk losing a buyer over repair issues
•    Buyer may waive a home inspection in the purchase contract

In addition, we can offer copies of the home inspection report and home repair documents to the buyer. This gesture is sure to make the buyer more comfortable, promotes good will and trust and therefore makes for a stress free transaction.

I encourage every seller to have a  pre-inspection and we still have some that do not. And obviously, there will be a laundry list of repairs, negotiating and termination of contracts as a result of not completing a home inspection prior to listing the home on the market.
